What are homes like around Venice?

A planned 1920s core surrounded by later subdivisions. John Nolen planned Venice in the 1920s for the Brotherhood of Locomotive Engineers, and the city's code says most structures in its Historic Venice district date from 1925 to 1929. City-wide, Census ACS estimates for 2020–2024 give a median year built of 1986, with 42% of homes built before 1980 and 34% since 2000. Venice Gardens is older (median 1969, 95% before 1980) and South Venice is at 1984. North Port is largely new (median 2005, 70% built since 2000), while Englewood (1982) and Port Charlotte (1983) sit in between. Venice is in Sarasota County; for published Gulf Coast kitchen remodel costs from the nearby Sarasota market, see our Sarasota cost guide.

Which office permits a kitchen in Venice, North Port, Englewood or Port Charlotte?

The city or county that covers the parcel. The City of Venice lists a Building and Code department with permits and online services. South Venice, Venice Gardens, Nokomis and Osprey are census-designated places, not cities, so they fall under Sarasota County. North Port has its own permitting section under Building & Planning. Port Charlotte is in Charlotte County, where Community Development issues permits through its Citizen Access portal. Englewood is a census-designated place in both Charlotte and Sarasota counties, so confirm which county your parcel is in.

Florida's $7,500 exemption excludes electrical, plumbing, structural, mechanical and gas work, and most full kitchen remodels involve at least one of those trades. Our permit guide explains the exemption.

Does Historic Venice have design review?

Yes, for some exterior alterations. Venice's land development code, as published online, requires a Certificate of Architectural Compliance for exterior alterations to street- or alley-facing elevations in the Historic Venice and Venetian Theme districts when a building permit is needed, with some single-family exemptions. The chapter focuses on exteriors and does not explicitly require design review for interior alterations. Before you change windows, doors or rooflines near the kitchen, ask the city.

How does North Port count the 50% rule?

North Port's notice shows how costs are counted. Its 50% rule notice applies to structures in the special flood hazard area (Zone AE) inside city limits: if improvements reach 50% of market value, the building must comply with the current Florida Building Code, including any elevation requirements. The cost list includes kitchen, utility and bathroom cabinets, built-in kitchen appliances, plumbing, electrical, demolition, and overhead and profit; it excludes plans, permit fees and debris removal. Elsewhere, ask the city or county floodplain office, and look up your parcel in FEMA's Flood Map Service Center.

Storm exposure is real: in NWS Tampa Bay's Hurricane Milton report, the Venice station recorded the highest sustained land wind among the stations in the report: 68 knots, about 78 mph. The report notes that point observations may miss the peak.

How do HOA and condo rules affect a Venice kitchen?

Your declaration comes first. Under Fla. Stat. 720.3035, HOA plan review is capped by the declaration and its guidelines, and the HOA can no longer require a permit before it reviews. Condominium owners start from Fla. Stat. 718.113, which sets no blanket approval step for work inside a unit; building rules can still add approvals or work hours. Our guide explains whether you need HOA or condo approval for a Florida kitchen remodel.

What should Gulf-side Venice homes plan for?

Moisture and storms shape material choices. For Gulf-side homes, our salt air and humidity guide is the place to start; for storm timing, see hurricane-season planning.
