What are homes like in Sarasota?
Most homes in the city and on Siesta Key were built before 1980. In the City of Sarasota the median home dates to 1976 (Census ACS, 2020–2024), and about 58% of homes predate 1980. Siesta Key is also at 1976, with 66% built before 1980 and only 8% since 2000. Nokomis is at 1978, while Osprey is newer: 1998, with 47% built since 2000. Sarasota is also known for the Sarasota School of Architecture, a post-war modern style active from about 1941 to 1966 that includes single-family homes. With most homes built before 1980, have the wiring and plumbing inspected before you lock the layout.

Does the City or the County permit a Sarasota kitchen?
City addresses go to the City of Sarasota; unincorporated addresses go to Sarasota County. The City's Building & Permitting page lists residential renovation permits and online submission. Lido Key is part of the city. Most of Siesta Key is an unincorporated community with a small portion inside city limits, and Nokomis and Osprey are unincorporated, so those addresses use Sarasota County and its permit search.
The City also posts Kitchen Cabinet Replacement requirements: two drawings of the existing and new layout, all existing and new receptacles with dimensions, the dishwasher, the electrical, mechanical (if applicable) and plumbing layout if the kitchen layout changes, and the linear footage and value of the work. A state exemption for work under $7,500 (Fla. Stat. 553.79) seldom stretches to a whole kitchen; our permit guide explains why. The City says the 9th Edition (2026) Florida Building Code takes effect December 31, 2026.
How do flood zones and the 50% rule apply on Siesta Key?
Barrier-island and bayfront kitchens meet flood rules first. The City's substantial improvement notice says that if your building is below the City's design flood elevation and remodeling reaches 50% of the structure's value, taken from the Property Appraiser or a professional appraisal, the building must meet the City's flood damage prevention rules; a detailed cost estimate prepared and signed by a contractor must support the review. You can look up your zone in FEMA's map center. Beachfront parcels may also fall under Florida's Coastal Construction Control Line rules; ask whether they reach an interior remodel. NWS Tampa Bay's Hurricane Milton report describes a Category 3 landfall on the west-central Florida coast in October 2024 and surge flooding south of where the eye came ashore; Wikipedia places landfall near Siesta Key.
What do condo and HOA rules require?
Read the declaration before you design. In a condominium, the building's rules may add approval, insurance or work-hour requirements even though Fla. Stat. 718.113 sets no general approval rule inside a unit. An HOA may review only what its declaration or published guidelines cover, and since 2026 it cannot insist on a permit first (Fla. Stat. 720.3035). Our guide explains whether you need HOA or condo approval for a Florida kitchen remodel.

How do humidity and salt air affect materials?
Moisture is a year-round design factor on the coast. For bayfront and island homes, read our guide to salt air and humidity, and compare quartz with porcelain surfaces.
How does Darvin Kitchen work in Sarasota?
Sarasota, Siesta Key, Osprey and Nokomis are in Darvin Kitchen's service area. A full turnkey project covers the layout, custom cabinetry and stone, while a Cabinetry & Stone Only package suits kitchens where no walls move. See kitchen remodeling, our timeline guide and our guide to kitchen remodel cost in Sarasota. For Bradenton and Anna Maria Island, see Bradenton kitchens.
Frequently asked questions
Do you work on Siesta Key, Osprey and Nokomis?
Yes. Siesta Key, Osprey and Nokomis are all in our service area, as is Sarasota itself. Osprey, Nokomis and most of Siesta Key are unincorporated, so Sarasota County issues those permits; addresses inside city limits go to the City of Sarasota.
Is a permit required to swap out kitchen cabinets in the City of Sarasota?
The City publishes application requirements for kitchen cabinet replacement, including layout drawings and receptacle locations. Confirm with the Building Division whether your scope needs a permit.
Can a condo board stop my Siesta Key kitchen remodel?
Possibly. Florida's condominium statute sets no general approval rule for work inside a unit, but your declaration and building rules may require approval, insurance or limited work hours. Ask the management office before design is final.
Does a flood zone change a Siesta Key remodel?
It can. If your building is below the City of Sarasota's design flood elevation and remodeling costs reach half of its market value, the building must meet current flood damage prevention rules. Check your zone on FEMA's map and ask the building department how costs are counted.
