What are homes like in Bradenton and nearby?
Mostly 1970s and 1980s housing, with newer growth inland and older stock on the islands. Census ACS data for 2020–2024 show a median build year of 1983 in Bradenton and Palmetto, 1973 in Bayshore Gardens and 1988 in Ellenton. Anna Maria, Holmes Beach and Bradenton Beach are all at 1975, and on Longboat Key it is 1980, with only about 7% of homes built since 2000. Parrish is the opposite: in ZIP code 34219 the median home dates from 2010 and about 82% were built since 2000. Downtown, the Village of the Arts is a renovated neighborhood with special zoning that lets residents live and work in their homes. For houses from the 1970s and 1980s, have an electrician and a plumber look at the existing lines before the layout is final.

Who issues kitchen permits around Bradenton?
The government that covers your parcel, and in Manatee County that can be one of several. Manatee County handles permits in its own jurisdiction, such as unincorporated Parrish and Ellenton, through its Accela online portal; its Development Services office is in Lakewood Ranch. The City of Bradenton has a Building and Permitting Division, and the City of Palmetto has its own Building Department. Anna Maria Island is split among three cities, Holmes Beach, Anna Maria and Bradenton Beach, each a separate government. Longboat Key has a Town Building Division, although the island lies partly in Manatee County and partly in Sarasota County.
The state's $7,500 permit exemption has limits, and our permit guide spells out what it excludes. The City of Bradenton's permitting page links to its own HB 803 information.
How do flood rules work in Manatee County?
Manatee County compares project cost with the building's value. Its Determination of Improvement form defines a substantial improvement as work reaching 50% of the structure's market value, taken from the Property Appraiser's FEMA value unless you submit an independent appraisal. Applications with a cost-to-value ratio of 30% or more get the form, which the owner signs and notarizes. At 50%, the whole building must meet current floodplain requirements, unless its floor and mechanical equipment already sit at or above the flood protection elevation; the county counts costs over a one-year period. FEMA's Flood Map Service Center shows which zone your parcel is in.
On the islands, Longboat Key notes that work below base flood elevation may need a tracking permit. Beachfront parcels may also lie seaward of the state's Coastal Construction Control Line; the DEP page is silent on interior-only remodels, so ask. During Hurricane Helene the Port Manatee tide gauge read 6.04 feet above mean higher high water (NWS Tampa Bay).
What do HOA and condo rules require?
Start with your declaration. Under Fla. Stat. 720.3035, an HOA's architectural review stops at what the declaration or its guidelines authorize, and a permit can no longer be demanded before review. For condominiums, Fla. Stat. 718.113 does not require approval for every change inside a unit, but the building's rules may, so ask the management office early. Our guide explains whether you need HOA or condo approval for a Florida kitchen remodel.
How do humidity and hurricane season affect materials?
Plan for moisture year-round. Island and waterfront homes face different conditions than inland ones, which our salt air and humidity guide explains; our hurricane-season planning guide covers scheduling around storms.
How does Darvin Kitchen work in Bradenton?
Bradenton is where Darvin Kitchen is based. Custom cabinetry and stone are made to the approved layout, and one contractor leads the work from design to installation. Ask at your consultation whether Manatee County, a city or a town will review your address; who applies for the permit is set in the written agreement. Timelines vary with the amount of structural work, so there is no standard schedule; see our timeline guide and the kitchen remodeling page for the process. Next door, our pages cover kitchen remodeling in Tampa Bay and Sarasota and Siesta Key kitchens.

Frequently asked questions
Is Darvin Kitchen based in Bradenton?
Yes. Darvin Kitchen is based in Bradenton, Florida, and serves homes from Venice to Tampa.
Do you work on Anna Maria Island and Longboat Key?
Yes, both are in our service area. Permits come from the city or town where the home sits: Holmes Beach, Anna Maria, Bradenton Beach or the Town of Longboat Key. Check the city's own site or call its building office to confirm the process. Barrier-island lots may also involve flood and coastal-construction rules.
Which county issues permits on Longboat Key?
The Town of Longboat Key issues them through its own Building Division, even though the island lies partly in Manatee County and partly in Sarasota County.
Who permits a kitchen in Parrish or Ellenton?
Manatee County, because both are unincorporated. Larger jobs, and any work with electrical, plumbing, structural, mechanical or gas components, are permitted rather than exempted under HB 803.
