- The Remodeling 2025 Cost vs. Value Report prices three standardized Sarasota kitchens at $28,579 (minor midrange), $81,115 (major midrange) and $161,192 (major upscale).
- Fort Myers carries the same job costs and Tampa is not in the report, so treat the figures as a Southwest Florida reference, not a Sarasota-only price list.
- Realtors surveyed for the report estimate resale recovery of about 104.4%, 49.7% and 35.6% for the three jobs; these are opinions, not sales.
- Local factors move a real price: older homes and many multi-unit buildings in the City of Sarasota, the flood 50% rule and condo or HOA rules.
- This article quotes no Darvin Kitchen prices. A real price needs a measured scope.

What does a kitchen remodel cost in Sarasota?
Published estimates run from about $28,600 for a minor midrange remodel to about $161,200 for a major upscale one, according to the Remodeling 2025 Cost vs. Value Report (www.costvsvalue.com). The jobs are standardized: a 200-square-foot kitchen with 30 linear feet of cabinets. In Sarasota the minor midrange job, which keeps the cabinet boxes, costs $28,579 (national: $28,458). The major midrange job, with semi-custom wood cabinets, an island and laminate counters, costs $81,115 ($82,793). The major upscale job, with custom cabinets, stone counters and built-in appliances, costs $161,192 ($164,104).
The Fort Myers listing carries the same three job costs, so read the Sarasota figures as a Southwest Florida Gulf Coast reference, not a Sarasota-only price. Tampa is not in the report, and the costs are modeled from federal price data and Verisk building-cost data, not averaged from invoices. Homeowners report less: the 2026 U.S. Houzz Kitchen Trends Study (1,780 Houzz users, surveyed July 2025) found national median spending of $20,000 for minor and $55,000 for major remodels. For what moves a price and how to compare quotes, see our Tampa Bay cost guide.

Does a Sarasota kitchen remodel pay back at resale?
Realtors surveyed for the report estimate that a minor midrange remodel recoups about 104.4% of its cost in Sarasota, a major midrange remodel about 49.7% and a major upscale remodel about 35.6%. Nationally the figures are 112.9%, 50.9% and 35.7%. Zonda asked more than 6,000 Realtors what each project adds to a sale price, given project descriptions and local costs. These are opinions, not recorded sales. The job that keeps the cabinet boxes and layout has the highest payback, so settle the scope before choosing a tier.
What makes a Sarasota job different from the report?
The City of Sarasota has older homes, many multi-unit buildings and many part-year homes; Sarasota and Manatee counties look closer to the Florida average. The Census Bureau’s 2020–2024 American Community Survey shows the gap.
| Area | Median year built | Built before 1980 | In buildings with 5+ units |
|---|---|---|---|
| City of Sarasota | 1976 | 58.4% | 40.7% |
| Sarasota County | 1988 | 35.7% | 20.0% |
| Manatee County | 1991 | 33.1% | 19.0% |
| Florida | 1988 | 34.0% | 24.5% |
| United States | 1980 | 49.7% | 19.1% |

In a 1970s house, ask how wiring, plumbing or water damage found at demolition will be priced and approved. In a multi-unit building, get the declaration and house rules before design. And 14.5% of housing units in the City of Sarasota are held for seasonal, recreational or occasional use (3.3% nationally), so settle early how access and updates will work if you live elsewhere part of the year.
How does the flood 50% rule change a Sarasota budget?
In a mapped flood zone, a remodel that costs 50% or more of the building’s market value can require the whole building to meet current flood rules, including elevation, and in the City of Sarasota’s notice kitchen cabinets, built-in appliances and demolition all count toward the cost. FEMA calls this a substantial improvement; our guide to flood zones and the 50% rule explains the general mechanism. The City’s notice (updated August 2024) applies it to buildings below the design flood elevation, takes market value from the Sarasota County Property Appraiser’s structure value (excluding land) or a Florida-licensed appraisal, and asks for a cost estimate and affidavit from a licensed general contractor covering all planned work, not only the kitchen. If the lowest floor and the equipment are already above the required elevation, the rule may not apply; ask your floodplain administrator how it treats your address.
Manatee County’s packet is similar, also counts kitchen countertops and adds up work within one year. The same test applies to storm repairs (substantial damage). Sarasota County publishes its own 50% rule forms; confirm the current ones with floodplain staff. To check your zone, use FEMA’s Flood Map Service Center.
Which permit office and code edition apply?
City addresses go to the City of Sarasota Building Division, and unincorporated addresses go to Sarasota County. The City’s kitchen cabinet replacement checklist (file last modified March 2020; confirm it is current) asks for existing and new layout drawings, receptacles with dimensions, and the linear footage and value of the work. The state’s $7,500 permit exemption excludes flood hazard areas and electrical, plumbing, structural, mechanical or gas work; see our permit guide. Florida’s 9th Edition (2026) Building Code is scheduled to take effect on December 31, 2026 according to the Florida Building Commission’s October 2026 workplan, so ask which edition applies to your application.
How do condos, HOAs and humidity change the price?
They change access, approvals and specifications more than a headline average does. Condo and HOA approval rules differ by building and community, and Florida law limits what an HOA may regulate inside a home; see our guide to HOA and condo approval for a Florida kitchen remodel. Ask about approvals, insurance certificates, work hours and elevator use before you price.
Humidity is the everyday factor. The National Weather Service defines the rainy season as May 15 to October 15 in Southwest Florida (May 25 to October 10 in the rest of West Central Florida), with dew points above 70°F, and the EPA recommends indoor humidity below 60%. Ask about cabinet box material, edge sealing and the sink base; our guide to humid and coastal Florida kitchens lists the questions.
How should I budget for a Sarasota kitchen?
Start with the address, then the scope, then the price; the report’s tiers only tell you which range you are in.
- 01
Check the address
Confirm whether the City or the County permits it, and look up the flood zone.
- 02
Find the 50% line
Halve the structure value on the Property Appraiser’s site and compare it with all the work planned, not only the kitchen.
- 03
Get condo or HOA rules in writing
Ask for the declaration, house rules and any contractor insurance requirements before design.
- 04
Put the same scope in every quote
Use the line-by-line method in the Tampa Bay guide, and in a house built before 1980 ask how surprises behind walls will be priced and approved.
Darvin Kitchen serves Sarasota, Siesta Key, Osprey and Nokomis from its base in Bradenton; see the Sarasota area page for the City and County permit split. If no walls need to move, it also offers a Cabinetry & Stone Only package. For a full kitchen remodel, the scope is reviewed at a design consultation.
