- Almost all housing is new: median build year 2014, and about 90% of homes were built since 2000.
- Two counties. Lakewood Ranch spans Manatee and Sarasota counties; the county where your parcel lies issues the permit.
- The Stewardship District and CDDs do not permit. The 2005 act left planning, zoning and permitting with the counties.
- Your HOA declaration decides whether architectural approval is needed.
- If your layout works, a Cabinetry & Stone Only package avoids structural work.

What are Lakewood Ranch homes like?
Almost all of Lakewood Ranch is recent. Census ACS figures for 2020–2024 show the Lakewood Ranch community's median year built as 2014; about 90% of its 21,000 housing units were built since 2000 and only about 1% before 1980. Its first neighborhood, Summerfield, was completed in 1995, on land that began as Schroeder-Manatee Ranch. In a home this new, a good first question is whether the layout and finishes still fit how you cook.

Does Manatee or Sarasota County permit a Lakewood Ranch kitchen?
The county where your parcel sits. Lakewood Ranch is not an incorporated city; it covers southern Manatee County and extends into northern Sarasota County. Manatee County's Building Division takes applications through its Accela portal, from an office at 9000 Town Center Parkway in Lakewood Ranch. For parcels on the Sarasota County side of Lakewood Ranch, Sarasota County permits the work through its own permit system. A Lakewood Ranch mailing address does not say which county applies, so check the county line for your parcel before applying.
Under Fla. Stat. 553.79, the state's $7,500 exemption does not reach work on electrical, plumbing, structural, mechanical or gas systems, or homes in flood hazard areas; our permit guide explains what that means for a kitchen.
Does the Stewardship District or my CDD issue permits?
No. The Lakewood Ranch Stewardship District (official site) is a special-purpose government created in 2005 that covers land in both counties and funds infrastructure such as stormwater, landscaping, utilities and roads. Its enabling act says it "shall not have or exercise any comprehensive planning, zoning, or development permitting power," and community development districts (CDDs) handle infrastructure and services within it. Permits stay with the counties.
How do HOA rules apply to a kitchen remodel?
Your neighborhood's declaration decides. Fla. Stat. 720.3035 confines an HOA's architectural review to the authority in its declaration or published guidelines, and since 2026 the HOA cannot demand a government building permit before looking at plans. A building-permit exemption under HB 803 does not waive HOA rules, which remain in effect, according to a City of Pompano Beach notice (one Broward County city's reading of the law). We cannot tell from outside whether interior work needs approval, so ask your association in writing before the design is final. For the statute in plain language, see how HOA approval works for a kitchen remodel.
What do flood rules and humidity mean inland?
Inland homes still face humidity and storm season, and some parcels are in flood zones. FEMA's Flood Map Service Center will show your parcel's zone. On the Manatee side, the county's Determination of Improvement form sends owners the paperwork when cost reaches 30% of building value, and at 50% floodplain rules apply to the whole building, with an exception for floors and equipment already at or above the flood protection elevation. For materials and storm scheduling, see our guides to humidity and hurricane-season planning.
How does Darvin Kitchen work in Lakewood Ranch?
Lakewood Ranch is in Darvin Kitchen's service area, and the company is based in Bradenton. Darvin Kitchen runs the project from design to installation. The written agreement sets who applies for permits; at your consultation, ask which county office will review your parcel.

If your current layout suits you and no walls need to move, we offer a Cabinetry & Stone Only package: custom cabinetry and stone for a layout that already works. If you want a new layout, a full turnkey remodel includes any structural work; see kitchen remodeling and our guide to remodel costs.
Frequently asked questions
Is Lakewood Ranch in Manatee County or Sarasota County?
Both. The community covers southern Manatee County and extends into northern Sarasota County. The county where your parcel lies issues the permit, so check the county line for your address before applying.
Do I need HOA approval for an interior kitchen remodel?
It depends on your declaration, which sets what the association may review. Ask in writing before design is final. Since 2026, Florida law bars an HOA from requiring a government building permit as a condition of its review.
Does a Lakewood Ranch CDD or the Stewardship District issue building permits?
No. The Stewardship District's enabling act denies it planning, zoning and development permitting power. Manatee County or Sarasota County issues the permit.
Can you replace only the cabinets and countertops in my kitchen?
Yes. If the layout works and no walls need to move, a Cabinetry & Stone Only package upgrades the space. Whether it needs a permit depends on scope and county, for example if plumbing or electrical changes.
