- Published estimates run from about $28,600 (minor remodel) to about $161,200 (major upscale remodel) in the Sarasota market (Cost vs. Value 2025).
- Those are priced job descriptions for a 200-square-foot kitchen. Your price depends on cabinets, stone, layout changes, plumbing and electrical work, permits and appliances.
- Online averages disagree because they measure different things: priced specifications, lead-generation data and homeowner surveys.
- Compare quotes line by line on the same scope, and check allowances, exclusions, permits and the payment schedule.
- This article does not quote Darvin Kitchen prices. A real price needs a measured scope.
What does a kitchen remodel cost in Tampa Bay and Southwest Florida?
Published estimates for a Gulf Coast kitchen remodel run from about $28,600 for a minor midrange job to about $161,000 for a major upscale one; a typical Tampa Bay renovation was $13,000 to $36,000 in older Angi data. The 2025 Cost vs. Value report from the JLC Group, which includes Remodeling magazine, prices three standardized kitchen jobs in Sarasota, Florida: $28,579 for a minor midrange remodel, $81,115 for a major midrange remodel and $161,192 for a major upscale remodel. Tampa is not among the Florida markets the report lists, so treat these as Gulf Coast reference points, not Tampa quotes.
The report prices three jobs. The minor midrange remodel is $28,579 in Sarasota (U.S. average $28,458) and keeps the cabinet boxes, with new fronts, appliances and laminate counters. The major midrange remodel is $81,115 (U.S. average $82,793) and adds new semi-custom cabinets and an island, still with laminate counters. The major upscale remodel is $161,192 (U.S. average $164,104) and moves to custom cabinets, stone counters and built-in appliances.
Source: JLC Group (Remodeling magazine), 2025 Cost vs. Value report, project data published June 2025. All three jobs assume a 200-square-foot kitchen with 30 linear feet of cabinets. The report sets a national baseline from Bureau of Labor Statistics and Bureau of Economic Analysis price data and uses Verisk's XactRemodel building-cost data to vary it by local market, so these are priced job descriptions, not an average of real invoices.

Look at what the midrange jobs leave out. Even the major midrange job uses laminate countertops, and stone countertops appear only in the upscale job. None of the three descriptions mentions moving walls or plumbing, so a layout change is a separate cost question. For this market, see our page on kitchen remodeling in Sarasota. Why do published Tampa Bay numbers disagree?
They disagree because each source measures something different. Axios Tampa Bay reported in November 2024 that, according to Angi data from remodels done between 2012 and 2022, a typical Tampa Bay kitchen renovation costs $13,000 to $36,000. That data ends in 2022. the 2026 U.S. Houzz Kitchen Trends Study, as reported by CultureMap, found national median costs of about $20,000 for minor kitchen renovations and $55,000 for major ones, and $75,000 for major remodels of kitchens over 250 square feet.

What decides the price of a kitchen remodel?
Scope decides it: what gets replaced, what moves and how custom the materials are. Six factors do most of the work.

| Factor | Why it changes the price | What to ask |
|---|---|---|
| Cabinets | Stock, semi-custom and custom lines differ in construction, finish and sizing. Cabinet line and countertop material are two of the differences between the midrange and upscale jobs above. | Box material, door style, hardware, and what is included: fillers, crown, panels, organizers. Darvin Kitchen's cabinetry page lists plywood boxes. |
| Stone | Material, slab size, edge profile, seams, cutouts and backsplash height change both material and fabrication cost. | How many slabs, where seams fall, who templates and installs. See Darvin Kitchen's stone surfaces. |
| Layout and structure | Removing or opening a wall can involve engineering, framing, permit review and ceiling or floor repairs. | Whether engineering is included and who handles approvals. |
| Plumbing and electrical | Moving a sink or range, adding circuits or upgrading panel capacity adds trade labor. Florida requires contractors to subcontract electrical, mechanical and plumbing work unless they hold that trade's license (s. 489.113). | Which licensed trade does each task, and whether it is in the quote. |
| Permits, inspections and flood rules | Permit fees and drawings cost money. In mapped flood zones, extra requirements can apply. FEMA defines a “substantial improvement” as work costing 50 percent or more of the structure's market value. | Who applies for permits and meets the inspector. Ask your local floodplain administrator whether the 50 percent rule applies. |
| Appliances and house age | Appliance specifications shape cabinet openings, ventilation and electrical load. Older houses can hide wiring, plumbing or water-damage surprises. | Appliance models before cabinets are ordered, and how hidden conditions are handled. |
How do I read a kitchen remodel quote?
Read a quote as a list of decisions, not a total. A useful quote names each major item, says what is excluded and explains how changes are priced. Work through it in this order.

- 01
Match the scope
Put every quote next to your layout, cabinet line, stone, sink, fixtures and appliance list. A lower total often means a smaller scope. See what a turnkey price includes.
- 02
Find the exclusions
Look for demolition and disposal, electrical and plumbing, drywall and paint, flooring, backsplash, trim, permits, inspections and cleanup. Anything missing is either excluded or left to you.
- 03
Read the allowances
An allowance is a placeholder for items not yet chosen, such as tile or fixtures. Ask what it buys and what happens if you choose something above it.
- 04
Ask who handles permits
Ask who applies, who meets the inspector and whether fees are in the price.
- 05
Check how changes are priced
Ask for written pricing and your approval before any extra work starts.
- 06
Check the payment schedule
Under s. 489.126 of the Florida Statutes, a contractor who collects more than 10 percent of the contract price as the first payment on residential work must apply for needed permits within 30 days and start work within 90 days after permits are issued, unless there is just cause or you agree to longer periods in writing. Tie payments to milestones.
- 07
Verify license and insurance
Before comparing prices, confirm each contractor is licensed and insured. Here is how to check a Florida contractor license.

How can I plan a budget before I have a quote?
Start from your scope, not from a headline average. Pick the tier above that is closest to your plan, then get at least two quotes on the same line items. Keep the layout if it works, because moving walls and plumbing adds structural, trade and permit work. Choose appliances early, since their specifications drive cabinet and electrical design. Decide how much contingency to hold for surprises before you sign, not after. To test one specific number, read is $30,000 enough for a kitchen remodel?
If no walls need to move, Darvin Kitchen also offers a Cabinetry & Stone Only package. For a full kitchen remodel, see what turnkey includes. The timeline guide shows how scope affects the schedule. Darvin Kitchen works from Venice to Tampa; see the areas it serves.
Frequently asked questions
How much does a kitchen remodel cost in Tampa?
No single figure applies. Cost vs. Value 2025 prices a major midrange remodel at $81,115 in Sarasota, while older Angi data reported by Axios put a typical Tampa Bay renovation at $13,000 to $36,000. Get a quote based on a measured scope.
Is Sarasota pricing the same as Tampa pricing?
Not necessarily. Tampa is not among the Florida markets in the Cost vs. Value report, so there is no published Tampa figure from it. Use Sarasota as a Gulf Coast reference only.
Does a kitchen remodel add resale value?
Cost vs. Value 2025 estimates that in Sarasota a minor midrange remodel recoups about 104 percent of its cost, a major midrange remodel about 50 percent and a major upscale remodel about 36 percent. Those values come from a survey of Realtors, not from actual sales.
Why are kitchen remodel quotes so far apart?
Usually because of scope and exclusions: cabinet level, stone, permits, who handles the trades, and allowances. Put every quote on the same line items before comparing totals.
Do I need a permit for a kitchen remodel in Florida?
Often, yes. Structural, electrical, plumbing and mechanical work are common permit types, and local rules differ. Ask your city or county building department before work starts.
What is the average cost of a kitchen remodel in Florida?
We did not find one Florida-wide figure in the sources used here. Cost vs. Value 2025 prices three Sarasota jobs from $28,579 to $161,192, Houzz reports national medians of about $20,000 (minor) and $55,000 (major), and older Angi data put a typical Tampa Bay renovation at $13,000 to $36,000.
What is a realistic budget for a kitchen remodel?
It depends on scope. Designers quoted by Axios suggest about 15% of your home's value as a rule of thumb; check it against published ranges and real quotes. Our guide to whether $30,000 is enough shows how.
What is the most expensive part of a kitchen remodel?
It depends on scope. In the Cost vs. Value job descriptions, the jump to the larger jobs comes mainly from new cabinetry, appliances and, in the upscale job, stone countertops. Ask quotes to price each on its own line.
