- Common rules of thumb put a kitchen at 5% to 15% of your home’s value (House Digest, 2026) or about 15% (designers quoted by Axios Tampa Bay).
- The 30% rule is a guideline that caps renovation spending at about 30% of home value. Sources differ on whether it covers the whole house or one space.
- Hold a reserve: This Old House advises about 20% of the budget, one of its builders says 15% to 20%, and some experts quoted by Yahoo Finance and House Digest say 10% to 20%.
- Test any percentage against published costs: Houzz’s 2026 medians are about $20,000 for minor and $55,000 for major kitchen renovations.
- $20,000 fits a minor refresh in published estimates, not a full remodel. Every example here is arithmetic, not a Darvin Kitchen price.

What is a realistic budget for a kitchen remodel?
A realistic budget is the cost of a defined scope plus a reserve; percentage rules only give you a first range to test. Published rules of thumb do not agree, and none accounts for kitchen size, layout changes or materials. The table applies each to a hypothetical $350,000 home, the example Axios uses.
| Rule of thumb | Source | On a $350,000 home |
|---|---|---|
| 5% to 15% of home value for a kitchen | House Digest, July 2026 | $17,500 to $52,500 |
| About 15% of home value | Designers quoted by Axios Tampa Bay, Nov. 2024 | $52,500 |
| 30% of home value as a cap on all renovations | Yahoo Finance, Mar. 2026 | $105,000 across all projects |
| 30% of home value as a cap on any one space | One moving and storage company’s guide, Dec. 2025 | $105,000 for one room |
Illustration only: this is arithmetic on a hypothetical home value, not a Darvin Kitchen price or a quote.
What is the 30% rule in remodeling?
It is a guideline that renovations should cost no more than about 30% of your home’s current value. Yahoo Finance describes it as a guideline, not a hard-and-fast rule, and shows the arithmetic: multiply the home’s value by 0.3, so a $400,000 home has a $120,000 limit. House Digest treats the kitchen as part of that overall cap, which has to leave room for bathrooms, flooring and other projects. One moving and storage company’s guide applies 30% to any one space instead. Going over carries no penalty, but you may put more into the home than it is worth.
Do those percentages match published kitchen costs?
Published costs start around $20,000 for a minor job and climb steeply with scope, so check any percentage against them. The 2026 U.S. Houzz Kitchen Trends Study (1,780 Houzz users) found national medians of about $20,000 for minor and $55,000 for major renovations. According to the Remodeling 2025 Cost vs. Value Report (www.costvsvalue.com), a modeled minor midrange job in a 200-square-foot Sarasota kitchen is priced at $28,579; the other two modeled jobs and the local factors are in our kitchen remodel cost in Sarasota guide. Older Angi data reported by Axios put a typical Tampa Bay renovation at $13,000 to $36,000 (remodels from 2012 through 2022). Each source measures something different.

How do you turn a rule of thumb into a budget?
One way to use a rule of thumb: take the home value, apply a range, subtract the reserve and compare what is left with published costs. The steps below are an illustration with a hypothetical $350,000 home, not financial advice.
- 01
Pick a range
5% to 15% of $350,000 is $17,500 to $52,500. Say you plan for the top of it, $52,500.
- 02
Hold the reserve
This Old House advises setting aside 20% of the budget, and one of its builders suggests 15% to 20%. On $52,500, a 20% reserve is $10,500, leaving $42,000 for the work; 15% is $7,875, leaving $44,625.
- 03
Compare with published costs
A scope of $42,000 to $44,625 sits between Houzz’s national medians of about $20,000 and $55,000. It points to a large minor remodel or a modest major one. Only quotes on a written scope can say which.
- 04
Check the cap
If you plan other projects, a 30% cap on $350,000 is $105,000 across all of them.
Where does the money go in a kitchen budget?
Cabinets are usually the largest single line, so compare cabinet and stone lines item by item. The budget breakdowns we found are more than a decade old, so we do not repeat their shares; use any such figure as a sanity check on quotes, not a formula. Ask each contractor to price cabinetry and stone surfaces on separate lines, with appliances, trades, permits and allowances beside them.
Can you remodel a kitchen for $20,000?
In published estimates, $20,000 fits a minor refresh, not a full remodel. It matches Houzz’s 2026 national median for minor renovations but is below the Cost vs. Value minor midrange job ($28,579 in Sarasota), which keeps the cabinet boxes. After a reserve of about 20% ($4,000), $20,000 leaves roughly $16,000 for the work (a 15% reserve would leave $17,000), so keep the layout and decide what to replace. For the next step up, read is $30,000 enough for a kitchen remodel?
How do you keep a remodel from going over budget?
Fix the scope in writing, price it line by line and approve every change before the work happens. In Houzz’s 2026 study, 37% of homeowners who set a budget (across all renovation types) went over it, citing unexpected product or service costs (52%), deliberately pricier materials (35%), unexpected complexity (32%) and scope growth (31%).
- Choose selections first. Cabinets, stone, sink, fixtures and appliances chosen up front let a contractor price the real job, not an allowance. See what a turnkey price includes.
- Compare quotes on the same lines: cabinets, stone, trades, permits, allowances and exclusions.
- Keep the layout if it works. This Old House says keeping your existing layout can likely save money.
- Require written change orders and agree on how extra work is priced before it starts.
- Tie payments to milestones. Hillsborough County advises paying no more than 10 percent of the job total before work starts.
How do you get a real number for your kitchen?
Ask for an itemized written quote based on a measured scope. Darvin Kitchen offers turnkey kitchen remodeling, with one contractor leading the project from design to installation, including custom cabinetry, stone surfaces and structural remodeling when the layout calls for it, and “Cabinetry & Stone Only” packages when no walls move. This article does not quote Darvin Kitchen prices; a real price needs your measurements and selections. See our turnkey kitchen remodeling page.
